10 Signs You Need a New Roof (Don't Ignore These)

Recognize the warning signs that indicate your roof needs replacement before costly damage occurs.

How Old Is Your Roof?

The age of your roof is the first indicator of whether replacement is near. Asphalt shingles last 15-30 years, metal roofs 40-70 years, tile 50-100 years, and slate 75-200 years. If your asphalt roof is approaching 20 years, start budgeting for replacement even if it looks acceptable from the ground. Many problems are invisible until they cause interior damage.

Sign 1: Curling or Buckling Shingles

Shingles that are curling at the edges, cupping, or buckling are at the end of their functional life. This happens due to moisture buildup in the attic, poor ventilation, or simply age. Curled shingles are vulnerable to wind uplift and can no longer effectively shed water. If curling is widespread, replacement is necessary.

Sign 2: Missing Shingles

Missing shingles leave your roof deck exposed to the elements. While a few missing shingles can be replaced, widespread loss indicates the adhesive strip has failed due to age. If you find shingles in your yard after every windstorm, your roof's integrity is compromised and full replacement should be considered.

Sign 3: Granule Loss in Gutters

Asphalt shingles are coated with ceramic granules that protect the asphalt from UV damage. When you find excessive granules in your gutters or at the bottom of downspouts, the shingles are degrading. Some granule loss is normal on new roofs, but heavy loss on older roofs means the shingles are nearing end of life.

Sign 4: Daylight Through Roof Boards

Go into your attic on a sunny day and look for streams of light coming through the roof boards. If light can get in, so can rain, cold air, and snow. Check for dark spots and streaks on the underside of the roof deck, which indicate moisture penetration.

Sign 5: Sagging Roof Deck

A sagging roof is a structural emergency. Sagging indicates the roof deck has been weakened by moisture, the supporting structure is failing, or the roof was never designed to carry the current load. If you notice any sagging, get a professional inspection immediately — this can lead to roof collapse.

Signs 6-10: Additional Warning Signs

Other critical signs include: (6) Rising energy bills indicating poor insulation/ventilation, (7) Moss or algae growth trapping moisture, (8) Damaged or deteriorating flashing around chimneys and vents, (9) Water stains on interior ceilings or walls, and (10) Cracked or damaged roof boots and pipe collars. Any combination of these signs, especially on an aging roof, should prompt a professional inspection.
